i feel like im doing everything right and i just can seem to lose the fat under and around my belly button & love handles... the rest of my body is lean and pretty ripped, but the lower belly area just wont budge.

ive gone from 142(skinny fat kid @ 5'9) to 158 in 6 months, all muscle gained & lost a fair amount of bodyfat
im training 4-5 days a week, heavy compound lifts... 45-60 mins/day
my diet is good. 1800-2200kcal/day spread over 4-5 meals, 1+g/lb protein, 150g or less carbs, nearly all complex, good fats, plenty of veggies.
i sleep 7-8 hours a night

i've tried EC and it did help me lean out a bit, but it burns me out very quickly.. so thats out of the question especially when im in school.

the only thing is i dont do any cardio... i'll run once in a while when its nice out, but nothing regular. i really do not want to lose any of the muscle ive busted my ass to gain.

any suggestions?

Transdermal site specific fat burner + 20 min cardio 2-3x per week BEFORE lifting.

IIRC "stubborn fat" is supposed to have a higher concentration of A2 receptors, which do the opposite of B receptors (B = cAMP up, A2 = cAMP down). So an EC stack might not help much, as the induced nor/adrenaline will activate both B and A receptors there.

I would think that yohimbine pre-cardio should help antagonize those A2 receptors. Data is conflicting on the efficacy of ECY -- I have experimented with it a bit, but not enough to be able to say anything definitive.
